Think of it like heart surgery or building a custom pool, there is a lot going on and if you make a mistake you can find yourself in a hefty lawsuit. A great agent does this as a business, a job, a career. Not part time to pay for a yearly vacation. So be wise on who you choose to represent you as your agent.

You have your own career to worry about, don’t stress about an industry that you aren’t involved with. Ask yourself how you would handle showings and field phone calls all day while at work? If it’s a disruption, you should hire an agent to handle this for you.

Any good real estate agent in Houston should know all of the legal documents like the back of their hand. They can guide you away from making huge mistakes and help you avoid potential lawsuits. Like properly filling out a Sellers Disclosure for example.

NAVIGATE FROM CONTRACT TO CLOSE

Listing your house for sale is only one piece of the puzzle. When you go under contract with a buyer is when the real fun begins!

More than likely the buyers will have asked for an option period to inspect the property for any deficiencies and could end up asking you for repairs. This can get ugly real quick if you don’t know what you are doing. Keep in mind during this option period, the buyer can walk away from the deal for any reason, or no reason at all. But know when to let them walk away and when to work with them. An agent will be able to guide you through this process with ease!

After the option period we still have a couple more hurdles to get through. The appraisal and buyers financing approval. The agent will have spoken to the lender by now to gauge how the loan process is going. And the appraisal is something completely out of our control. This part of the deal is a little less stressful, but if something goes south with either of those hurdles, you need to know what’s possible to keep the deal alive. The agent you hire should have extensive knowledge on this subject!
